Local Property Prices for September 2010Up my street house prices!Brighton and Hove are now the top performers across England and Wales with an increase year on year of 15.6%, albeit that prices month on month appear, like most areas to have stabilised. Places such as Bournemouth, Bedford, Hampshire and Herfordshire, Surrey, West Sussex and West Berkshire also show around 10% growth year on year, although prices continue to remain stable month on month.London boroughs though continue to outperform the rest of England and Wales with Greater London house price growth of 12% year on year. However, the areas that were doing extremely well thanks to foreign investors such as Kensington and Chelsea and Hammersmith/Fulham, have lost their 'top performing' slots to areas such as Brent (16.3%) and Southwark (15.4%). After that, most areas are showing modest and fairly insignificant rises of around 5-6%, or they continue to fall versus 2009, suggesting far too much supply of properties, lack of ability to buy due to a poor economy and high debt rates. However, it is obvious from many of the figures that prices have actually been static most the year. Any reported rises are just year on year. Typically for most areas, bar the odd few that are performing well in the South East, most property prices haven't really risen much this year at all and are likely to edge down over the coming months. Don't rely on property price reports from the media to work out what's happening in your area, just count the number of boards for sale/sold to see how good the market is.
