How Much do Legals Cost?
The legal costs vary according to how much you buy/sell a property for. On average it'll cost about £400 for legal fees, but this increases to around £600-£700 when you include searches, banking fees, registering Stamp Duty Land Tax. Mortgage fees are increasingly expensive. They now cost around £1,000 and will be referred to as ‘administration', ‘booking' and even ‘reservation' fees. How Much do Removals Cost?
Removals costs vary according to the level of service and professionalism of the company you use. They can cost from a few hundred pounds for a man with a van to around £500-£1,000 for a big move over a distance. Van hire costs are usually around £50 per day, you then have to pay for petrol and usually take out additional insurance, so bet to budget around £100 per day. How Much Does Stamp Duty Cost (Stamp Duty Land Tax)?
This depends on how much you are buying a property for. There are four rates you will pay:-

Less than £125,000  = 0%
£125,000 to £250,000 = 1%          eg £150,000 x 1% = £1,500 SDLT

How Much Will it Cost to Sell via a Private Sales Website?
Private sale websites charge anything from around £50 to several hundred pounds, depending on whether you have a for sale board sign, professional photos etc. Ideally go for the package that does include these two items as they are important factors in selling a home. How Much Will it Cost to Sell via an Estate Agent?
The average estate agent fee in the UK is around 1.8%. Some agents charge as little as 1% and others over 2% depending on whether you go for a sole or multiple agency. How Much Will it Cost to Redeem my Mortgage?
Ideally this should only cost a few hundred pounds, unless you have a mortgage which charges a penalty if you redeem it within a stated time period. For example, some mortgages charge you from one to six months penalty fee to redeem your mortgage early, which can cost several thousand pounds - so check with your mortgage company first. How Much Will it Cost to Get a Survey?
Surveys cost different amounts, depending on the size of your home and the type of survey. New home snagging surveys cost from a few hundred pounds; homebuyer surveys from £300 and building surveys from £400. Beware of mortgage lenders offering to ‘upgrade' your mortgage valuation to a survey as you often this way the surveyor doesn't spend the time in the home that they would if you instructed them independently. How Much Will it Cost to Get a HIP?
HIPs cost from £200 to £300, depending on the size of your property. The biggest part of this cost is the Energy Performance Certificate (EPC) which requires an energy assessor to visit your home and analyse your home's energy efficiency. Some firms offer the HIP for free - but you have to pay for their legal services which might not be very good, so beware of offers like these. If you are selling consider choosing a legal company - and negotiating a deal on your HIP prior to signing up with an agent, but make sure the legal deal is ‘no sale, no fee' and ‘fixed fee' conveyancing. Legals costs vary according to the price you are buying and selling for. They vary from around £300 for a property around £150,000 to around £1,000 if you are buying and selling a property. How Much Will it Cost for Removals/Man With a Van?
Costs vary dramatically for removals companies - depending on their level of professionalism. Some companies charge around £500 for an average move (3 bed home) to a local area, others charge more or less, depending on their cost structure. This is because some companies use trained, permanent staff and have lorries that are maintained to a high standard as well as complying with codes of practice set out by trade organisations such as BAR or the National Guild of Removes & Storers. Other companies don't invest in this way and often use temporary staff. Moving with a man with a van costs around £200 depending on distance, but check they (or you) have the correct insurance should something break during the move. How Much Does it Cost to Rent a Home?
Is it OK to Pay Cash for Rent?
There is no reason why you can't pay cash for rent if the letting agent/landlord are agreeable, however it is better to pay via a bank as each payment can then be independently tracked in case of a dispute. What Charges Will Letting Agents Make?
Letting agents make a variety of charges including the some or all of the following. Make sure that you understand all the charges upfront and know when to repay them. Costs include a deposit (returnable)equivalent of 4-6 weeks rent and EITHER a reservation fee for the property which can cost from £30 to several hundred pounds OR an administration fee which can be £100 plus, then you need to have tenant referencing to prove you have a good credit rating which could be included in the fee or additional fee of £30. Sometimes there is an agreement fee to pay which could be around £25 but one of the most important things to pay for - even if the agent/landlord won't pay insist on an inventory of the property that will cost from £50-£100. If you want to re-sign an agreement to rent the property for longer than agreed be aware you may also have to pay a renewal fee which could be around £25. How Much Deposit Will I Pay?
The rental deposit is usually four to six weeks of the rental payments. So if your rent is £1,000 per month, it would be £1,000 to £1,500 per month. Make sure you don't hand over your deposit until you have it in writing which Tenancy Deposit Protection Scheme your landlord/letting agent has signed up to. This will ensure that if there are problems getting your deposit back, then there is someone independent who will review your case at no cost. How can I get a Rental Contract Checked?  How Much Will it Cost?
You should check your letting contract with an independent person such as a legal lettings specialist or a support service such as Citizens Advice Bureau. To get a legal contract checked with a legal lettings specialist, would cost from £50-£75 and would certainly be worthwhile as it could save you a lot of problems trying to get your deposit back or end your agreement etc. For further information visit our Tenancy Agreements services page and download our Renting a Property eBook.

What Household Bills do I Have to Pay?
This depends on what you have agreed with the landlord/letting agent and is usually explained in the contract. If you are renting a room in a property, then all standard bills such as utilities and council tax are normally included, bar the telephone bill. What Other Costs do I Have to Pay Above the Rent?
As a tenant, depending on the type of agreement you have signed, you are likely to have to pay for all utilities (gas, electric, broadband , telephone, cable etc) and sometimes the water bill too.
