Buying Home Guide

Buying a Home in the UK

If you are buying a home then why not read our FREE guide below written by Kate Faulkner, MD of Designs on Property and author of Which? Buy, Sell, Move House. Kate has summarised the key five steps to buying a home to provide you with this FREE, independent guide.

Step One: Buying a Home Guide
Listen to today's experts - not someone that has just bought a home or bought one a few years ago! Everyone in the UK is now a ‘property expert' having watched programmes such as Location, Location, Location and Property Ladder. Do remember though, these programmes are just for TV. The way to work out what to offer on a property is NOT sitting in a pub calling the agent having just guessed a figure to offer!

Step Two: Buying a Home Guide
Work out who is an expert in buying a home and who isn't! Many people claim to be experts, but few people are. The ones that you should talk to should be either working in the industry every single day (so estate agents, mortgage brokers, surveyors, removal companies) and people who have bought and sold lots of properties but are independent of the industry.

Step Three: Buying  Home Guide
One of the most vital things you need to do when buying a home is making sure you understand how mortgages work, where to get the right information from and not just relying on the internet to base how much you can offer on a property. Ideally you need to contact your bank, a mortgage broker and an independent financial advisor. For more help finding a mortgage, contact us.

Step Four: Buying a Home Guide
When you are buying a home, it is important to have a guide which goes through in detail all of the things that you need to do. For example, you need to know about searching for a home, making an offer, organising your legals, survey and your removals.

Step Five: Buying a Home Guide
Understanding how to get to exchange and completion are two of the most important things you need to know when buying a home. To do this you need to know the ten legal steps to buying a home which will help you appreciate what exchanging and completing contracts is. This includes reading through paperwork such as the property information and fixtures and fittings forms that you need to understand, checking the sellers contract and making sure your deposit is in the legal companies bank when required. For more information on the legals required to get to exchange and completion read our article Conveyancing Explained - The Legal Steps to Buying and Selling.
