Top Tips for Tenants in 2010

Read Kate's Top Five Tips to help you make the right renting decisions in 2010:-

1. Make sure you aren't renting from a rogue landlord. Ask three questions: Which independent tenancy deposit scheme is my deposit held in? Is there a gas or electrical safety certificate? What happens if the property requires maintenance?

2. Check that the letting agent is a member of ARLA or NALS they will help protect you if things go wrong. If you are letting directly from a landlord ideally make sure they belong to a landlord association such as National Association of Landlords.

3. Ask to see the Energy Performance Certificate. If the landlord/agent hasn't got one to show you they are BREAKING THE LAW, DO NOT rent from them! Don't disregard the EPC, it'll show you how much your utility bills will be!

DO NOT hand over a deposit unless you have it in writing which tenancy deposit scheme the landlord or agent belongs to.

5. Negotiate the rental for 12 months (ie a 12 month agreement with the normal six month break clause) but make sure the price you pay is set for 12 months as rents are likely to rise in 2010.

There are many good letting agents and landlords who let properties, but be careful there are some bad ones. Following our simple five tips will help you avoid most of the rogues - so don't encourage them! DO NOT hand over your money to agents or landlords that break the rules!
