Q - I have a tenant who is moving out but has not given me one month's notice. I don't whether this is an issue, but there was a heating problem that I wasn't able to sort during the past few months. If the tenant leaves without the due notice, is this right and can I take any legal action?  SEE THE FULL QUESTION HERE

A - You have a couple of options - you could stick to the law in that your tenant should give a months notice, but the tenant may respond by making a complaint against you as you didn't sort the heating out. The other option is you accept that your tenant wants to leave early, and on the basis that you didn't sort the problem, you part company on good terms.

You should rectify any heating or other problems for any future tenants. You need to make sure the property is let legally with up to date gas and ideally an electric safety certificate. You'll also need an EPC to advertise the property again to let.  READ THE FULL ANSWER HERE!
