The explosion in the buy-to-let market in recent years has meant that rented accommodation has really come of age.  Shabby interiors with furnishings that are thrown together from cast offs and second hand shops are a thing of the past – chic interiors are now what every smart landlord is aspiring to – and being demanded of!

So, why the change?  Apart from all the health and safety regulations that landlords must now adhere to with their furnishings, there are many other factors influencing this trend.

Tenants are demanding more for their money – if you consider that the average rent for a one bedroom property in Oxford is now around £950 it’s little wonder that tenants want a home that is well presented, stylish, and somewhere to look forward to coming home to.

For landlords, the main driver is obviously the financial returns that are to be gained – a stylish, well presented property is highly marketable, will rent quickly, have few or no lengthy void periods and command a premium rent over its contemporaries.  With so many properties to choose from, tenants can afford to be choosy – as a landlord, if you want the best tenants you have to make sure you attract them.

Aside from the obvious financial benefits, a property that has been furnished to a high standard also attracts tenants that will look after it – as any landlord will tell you, high maintenance and refurbishment costs will easily negate any financial benefits.

So, how do you achieve the right look for your property without blowing your budget?  Be clear on the market you are trying to attract. Design the scheme and budget around that target market.  Make sure you buy the best quality furnishings your budget can afford – buy cheap buy twice!  Call in the experts to make sure you get it right first time, with no hassle to you, and who bring the buying power that keeps you on budget!
