Converting a Garage into a Room

Garages are being replaced with utility, play and ... rooms according to Santander. A latest report from Santander Mortgages suggests that 10% (just over one million) of British home owners have or intend to convert their garages into more daily use space, such as an extra bedroom, utility or study.

Apparently over 650,000 garages have been converted already with a further 500,000 in the pipeline as only 34 percent of homeowners currently use their garage for a car or two.

The main use for a garage appears to be for storage and for the three million plus who work from home, nearly 300,000 people have converted their garage into a home office. For those that don’t convert the garage into an office, nearly 30% add an extra bedroom.

So, in summary of converted garages:-

  • Half a million home offices and extra bedrooms created
  • 100,000 turned into new lounges
  • 67,000 utility rooms
  • 67,000 games rooms

While a further quarter of a million help to increase the square footage of kitchens, dining rooms, home gyms, music rooms and extra bathrooms. 

Garage Conversion Cost

The Spanish financier estimates that the average garage conversion costs around £6,300, but can add over £7,000 to the value of a home, ensuring any investment in garage conversions can be recouped via an increase in the property’s value.

According to Phil Cliff, the Director of Mortgages at Santander, commented, "For many people garages have lost their original purpose.  Cars are far more reliable and robust these days and most homeowners are happy to keep them outside on the driveway.  But for a relatively modest investment, garages can be transformed into a space that far better matches our current needs.  For many homeowners maximising their current space is a far more affordable and convenient option than moving home.”
