Article One: Agents don't agree on the price of my home

It isn't unusual for agents to value a home at different prices. However in today's difficult market conditions it is essential to price your property right from the first day of market. If you don't then it's likely that your property won't get any viewings and you will damage any chance you have of selling it.

Why do agents value homes differently?
Agents typically value homes in two ways. They either try to gain the instruction, in which case they will typically give you a higher price or readily agree with your own valuation. This is the method that tends to cause the most problem for sellers as it's not the right way to value a property.

The good agents will bring along to the meeting details of properties that they have either sold recently themselves or know of similar ones that other agents have sold.

How do you know if the agent has overvalued?
All agents (and you) have access to sold property prices, so it is much easier to identify the agents that over price properties to gain your instruction rather than the ones that do a professional valuation.

You will always know if your property is priced properly or not as fairly priced properties normally gain viewings within the first few weeks of marketing - even in a poor market.

Can I value my home myself?
Yes you can, but you need to find out what's happening in the market place now and likely to happen over the next few months.  

Check 'sold property prices' and consider buying or using the Designs on Property valuation services to help you work out what similar properties are selling for (in the last three to six months). Then you need to find out how many buyers are interested and can afford a home like yours.

Top Tip! Find the right agent to value your home.
People rarely differentiate between estate agents but this is a big mistake. If you want to sell your home, particularly in a poor market, you must choose agents to value your home who have sold similar ones in the last three to six months. If you don't they will be too optimistic or too pessimistic and are unlikely to secure you the viewings and sale you want.
